When you're ready to move forward, we walk you through the contract in plain English — every clause, what it means, and what to watch for. The payment structure depends on what you're buying: an off-the-plan apartment typically involves a single deposit ahead of settlement, while house and land or custom builds involve progress payments through construction. We explain exactly how yours works before you sign anything. No pressure to sign before you're comfortable. If you want a lawyer or conveyancer involved, we can recommend one we trust.

POST-CONTRACT
You choose your colours and finishes.
If you're building a house and land package or custom build, you'll visit our interior design studio to select your interior and exterior colour scheme — from render and roof colour through to benchtops, cabinetry, and fixtures. This locks in before construction starts, so what you choose is what gets built.

Off-the-plan apartment buyers

DURING THE BUILD
We stay with you through the build.
Most agents disappear once the contract is signed. We don't. We keep you updated, flag anything that needs attention, and make sure the builder delivers what's in the contract — with a direct line to us, not a call centre.

SETTLEMENT DAY

Settlement is the finish line — and we're still there. We walk you through the pre-settlement inspection, make sure everything in the contract has been delivered, and handle any defects that need addressing before you take possession. The job isn't done until you're happy.

Do I need to have finance sorted before I enquire?
No. You're welcome to reach out at any stage — even if you're just starting to explore your options. We'll talk through what you're looking for and help you understand what's involved before you need to have anything formal in place.
What if I'm not ready to buy yet?
That's completely fine. Off-the-plan purchases often have longer lead times, so understanding your options early puts you in a stronger position. We're happy to keep you informed about upcoming developments with no obligation to buy.
How is off-the-plan different to buying an established property?
The main difference is timing — you're committing to a property before it's built, usually paying a deposit now and settling when construction completes. This can work in your favour financially, but it also comes with different considerations around contracts, finance, and timelines. We walk you through all of it.
Is my deposit safe if the builder doesn't finish?
In Victoria, deposits on off-the-plan purchases are held in a statutory trust account and cannot be accessed by the developer until settlement. If a project doesn't complete, your deposit is protected. We recommend you also have your solicitor review the contract of sale before signing.
Can I change the floor plan or the finishes?
It depends on the project and the stage of construction. Some developments offer a range of finishes or configuration options early in the process. We'll let you know what flexibility exists for any project you're interested in before you commit.
Do you charge a fee to buyers?
No. Our fee is paid by the developer or vendor. There's no cost to you as a buyer for our services.
What happens if my circumstances change before settlement?
Life happens. If your situation changes between exchange and settlement, the options available to you will depend on the contract terms and timing. We'll always be upfront about your position and help you understand your options — including connecting you with a solicitor if needed. It's one of the reasons we stay present throughout the entire process, not just at the point of sale.
